You are considering paying somebody $1,200
a month to speak on behalf of your business in your own community.
You should know precisely how that works, from account setup
through to the standards we hold every comment to.
So this page is the whole thing. What we do, who does it, what we
refuse to do, and where the model has limits. If anything here
bothers you, that is useful information for both of us and it is
better found now.
Scope note: Facebook groups only. We do not cover Nextdoor, and we say
so rather than implying broader coverage than we have.
How do you find the Facebook groups in my county?
We search your county manually, the same way a resident would. We look for neighborhood and subdivision groups, town pages, recommendation groups, buy and sell groups, and parenting groups. Then we filter to the ones where homeowners genuinely ask for contractors, and discard the rest.
The filtering matters more than the finding. A county has hundreds of groups and plenty of them are dead, national, or full of nothing but yard sale posts. What we want is a group where somebody asked "who did your gutters" in the last week and got four answers. That is a group that will produce work.
You get the resulting list before we start, with membership figures and why each one made the cut. It is your county and you should be able to see what you are paying for.
Whose Facebook accounts do you use?
Ours, always. You never hand over a password, connect a page, install an extension or give us access to anything. We maintain our own accounts with genuine history and activity in local groups, because that is what group admins approve and what other members trust.
This is the part most contractors worry about, and it is the right thing to worry about. Your business page is your reputation. It is not involved in any part of this, and if we ever lost an account to a group admin, nothing on your side would change.
It is also a practical necessity rather than a nicety. A brand new account with no friends and no posting history does not get approved into a private subdivision group. Building accounts that do takes months, and it is the main reason this is a service rather than software you could run yourself in an afternoon.
Can you really get into private neighborhood groups?
Yes, and it is the main thing that separates us from the alternatives. Private groups have admin approval, membership questions, and rules about promotion. Getting in takes an account with local history and a bit of patience, which is why most competitors quietly stick to public city pages.
Public groups have more volume. Private groups have more trust and better requests, because everybody in them is genuinely local and the conversations are less noisy. A recommendation in a 3,000 member subdivision group is worth several in a 60,000 member city page.
We do not pretend this is instant. Approval queues run days to weeks depending on the admin, which is why onboarding takes two to three weeks rather than two days.
What does the monitoring actually consist of?
We watch every approved group continuously. When someone asks for a company in your trade, we comment with your name, usually while the thread is still one or two replies deep.
A busy county produces thousands of posts a day and almost all of them are irrelevant. We focus on the threads where a homeowner is genuinely looking for someone in your trade.
Lead scoring is not perfect in either direction. It occasionally flags a contractor advertising as a homeowner asking, and it occasionally misses an oddly worded request. That is why we also watch your highest value groups directly.
What does this actually produce?
Qualified conversations with homeowners who saw your name in a local group and reached out about real work. We guarantee twenty of those in your first ninety days, or we keep working at no charge until you get them.
The path is always specific: a post in a group, a recommendation in the thread, and a call or message you can open. Every conversation is logged against the original post, so you can see exactly where it came from.
We stop at the introduction. Your team handles the estimate and the close. What we are accountable for is whether homeowners in your county actually talked to you, not impressions or dashboard rows.
What do the comments actually say?
They read like a neighbor answering a question, because that is the only register that works. Your company name, one specific detail that addresses what the homeowner asked about, and nothing else. No links, no superlatives, no marketing language, and no claim we cannot stand behind.
The comment
Your name in the thread
We reply in the group with a recommendation that answers what they asked. Your company name, one specific detail, nothing else.
1. Read
Local roofer, wants a free estimate, needs financing, timeline is this week. Real request, not a contractor advertising. Worth answering.
2. Match
Summit Roofing does free estimates and offers financing, so both of the things she asked about get answered directly rather than glossed over.
3. Write
A neighbor voice, one specific detail, no sales language, no links. It has to read like somebody typing on their phone, because that is what it is.
4. Check
No superlatives, no invented claims, no pretending to be a past customer if we were not one.

Summit Roofing does free estimates and handles the whole insurance side if hail did the damage. They also offer payment plans. Ask for Mike.
Otomizer is drafting this now
An example, using a made-up company name. Real comments name your business and reference what you actually offer.
How do you protect your name in the thread?
We recommend you, we do not impersonate a customer. If somebody in the thread asks how we know your company, we answer honestly. We do not write fake reviews, invent jobs, or post negative comments about your competitors, and we will decline the account if you ask us to.
Here is where we think the line sits. Somebody publicly asks for a recommendation. We answer with a real local company that genuinely does that work, and everything we say about them is true. The homeowner gets a real contractor and can check them out like any other.
What we will not do is fabricate an experience. There is a version of this business that writes "we used them last year and they were amazing" about a company nobody in the room has used, and that version is lying to somebody in their own neighborhood group. We are not interested in it, and it also gets accounts removed, so it is bad business as well as bad behaviour.

What we will not post
"We used Summit Roofing on our house last spring and they
were absolutely amazing, best contractor we have ever
hired, ten out of ten!!"
We did not use them on our house. Writing that would be
inventing a customer experience in somebody's own
neighborhood group, and we will not do it at any price.
What happens when a homeowner responds?
You get a text within seconds containing the homeowner, what they asked for, and a link to the thread so you can read the full conversation before you call. Most homeowners message you directly. Your team handles the call, the estimate and the job.
We deliberately stop at the introduction. We are not going to quote on your behalf, negotiate, or answer technical questions about your work, because getting that wrong would cost you a job and your credibility. What we can do is make sure your name is the one in the thread and that you know the context before the phone rings.
Everything is logged in your dashboard against the original post, so you can check any conversation at any time. Several of our clients audit us this way monthly, and we would rather they did.
How do you avoid getting the accounts banned?
By behaving like members rather than advertisers. Accounts are warmed before they comment, timing is varied, every comment is written fresh for its thread, and we never post from the same account in the same group on consecutive days. We also spread coverage across many accounts.
Group admins remove people who spam, and they are right to. Our entire model depends on staying welcome in these groups for years, so we are considerably more conservative than a contractor doing this themselves would be.
Losing an account occasionally is a normal operating cost and we plan for it. Because coverage is spread across many accounts and many groups, one removal does not create a gap in your county. That risk sits with us, not with you.
How does the one company per county rule work?
When you take a trade in a county, that combination is off the market for as long as you are a client. If a competing roofer asks for your county, we tell them it is taken and offer them an adjacent one. We do not run auctions or let anybody outbid you.
The rule is per trade and per county, so a roofer and an HVAC company can both hold the same county without any conflict. In fact it works well, because they are watching different threads in the same groups.
If you leave, the county goes back on the market after a short grace period. We will always tell you before we offer it to somebody else.
How will I know whether it is working?
Every request we find and every comment we post is in your dashboard, linked to the original thread. You also get a text per conversation and a weekly summary. The number that matters is qualified conversations, meaning homeowners who contacted you about real work.
We do not report on impressions, reach or engagement, because none of those pay a crew. If in ninety days you have not had twenty qualified conversations, the guarantee applies and we keep working at no charge until you do.
Attribution in this channel is unusually clean. There is a specific post, a specific comment, and a specific person who called you. You can trace any job back to the thread it came from.
Standing refusals
Things we will not do, at any price
Pose as a past customer or write a review of work we did not see.
Sign two companies in the same trade in the same county.
Post the same comment across multiple groups, or blast anything.
Comment negatively about a competitor, ever.
Use your Facebook account, page, or login for any part of this.
Take on a client who cannot return a call, because it damages them and us.

The terms, plainly

$1,200 a month plus $
1,500 one-time setup for a
single exclusive county. $1,997
a month adds daily posting and a second county.
Term
Three months to start, then month to month. Three months exists because two of the first three
weeks are spent getting into groups, so a shorter term would
mostly measure our onboarding rather than the service.
Guarantee
20 qualified conversations in your first 90 days, or we keep working at no charge until you get them.
Before you pay
We hand-verify your county and send you the real numbers within 24
hours of your county check. If they are worse than our estimate, we
